Planning Consultancy & Appeals

Planning Consultancy

We believe that our strength lies in our unique approach to every project we are comissioned to undertake.

Our philosophy is to provide a holisitic approach to designing imaginative schemes which we then present in colour to a very high standard.

As Architectural and Planning Consultants, we provide advice and guidance not just for the design and architectural aspects of your project, but also in respect of planning policy and importantly the planning strategy required to obtain consents for your proposals; whether through the route of the planning system or the planning appeals system.

Many  clients use either architects or planning consultants, but often these are professionals from different practices. Where architects often prepare great designs and planning consultants specialise in a sound knowledge of planning policy - they often do not specialise in both!

We do specialise in both and combine our knowledge of the planning system with our design and high end presentation skills and strategy to get results.

Planning Appeals

Although we undertake planning appeals on projects that we have worked on, we also undertake Planning Appeals for clients when we have not been involved in the Planning or Listed Building application which has been refused.

A planning refusal may be due to genuine policy reasons, in which case we hope that we had made you aware this may happen at the outset; or it may be due to a different interpretation of planning policy by the Local Planning Authority. It can also be due to Councillors ignoring the recommendation of their own planning officers or just refusal for political reasons. Although politics should not make a difference to a planning decision, it can and does!

When a refusal is issued, we look to review this with clients and assess the best course of action. There are times when a resubmission of the original planning application, along with amendments or additional supporting information is the best course of action; and there are times when lodging a Planning Appeal is the best course of action. It is important however to assess the likely outcome of each option and make a balanced decision so as not to take any wrong course of action.

Although key to a successful appeal is the use and interpretation of planning policy, this is not the only way of obtaining a successful appeal decision. Our policy is to adopt a three way approach, as follows:

  1. to break down the refusal reason and respond to each individual point
  2. to break down the policy reasons and respond to each, using where appropriate national, regional and local planning policy
  3. to provide a common sense balanced argument for the proposal
Wright Associates Limited look objectively at refusal reasons and draw on their combined knowledge of the planning system and planning policy at all levels to build a strong appeal case, but irrespective of a strong appeal case, it should not substitute a common sense argument!

We believe that a comprehensive adn thorough approach to appeals, along with a liberal application of common sense and a high level of presentation are all important in maintaining a high level of success at planning appeals, whether written appeals or appeal hearings.
