To make a successful Planning Application to the Local Planning Authority and maximise the value of the site it is important to know relevant Planning Policies as well as having a design that works with the site and compliments its surroundings.
It also important that you employ the services of a practice such as ourselves that know what is allowed, what is not allowed and what can be achieved with good design and presentation that would not be allowed otherwise.
As well as colour drawings presented to a high standard that show plans and elevations; when necessary we make extensive use of sections through buildings and the whole site, as well as showing nearby buildings in context. We also use 3d modelling and/ or artist’s impressions to present a proposal at its best. We have been successful in securing Planning Approvals in difficult and contentious sites and presentation plays a large part in this.
Recent successes have included consent for an individual dwelling despite objection from the Parish Council and extensive objection from local residents; another approval for an individual dwelling outside Development Limits which was approved at Planning Board despite recommendation for refusal by the Planning Department and approval of a chapel conversion at Planning Board, again despite recommendation for refusal by the Planning Department.
Additionally you should not view money spent on a quality design and presentation as wasted money. Good quality design increases project value and good presentation enables the presentation material not only to be used for selling the scheme to Planning Departments, but also to everyone in the Planning Process such as neighbours and Councillors. Furthermore it can be used to have the project valued and in the marketing material; in short used to market the scheme at all levels. We can provide such material in paper format or electronic format and email this straight to your selling agents to be used in marketing brochures as well as being able to provide a design service for marketing brochures.
